Massachusetts is starting a $10 million financing program to help developers build homes using methods intended to lower construction costs, including factory-built housing installed on permanent foundations.
The Healey administration announced Move-In Mass on Oct. 22 at Blueberry Hill Estates in Sturbridge, where Lt. Gov. Kim Driscoll toured the development. MassHousing will accept developer proposals through Feb. 25, 2027, with awards expected in April 2027.
The initial round is expected to support at least 20 homes. Eligible building types include detached houses, townhouses and duplexes. Qualifying manufactured or modular construction can be used to build them.
At least 20% of the homes in each participating development must be affordable to first-time buyers earning no more than 80% of the area median income, with restrictions lasting 15 years. That income measure varies by location and household size.
The program can provide subsidies of up to $150,000 per affordable home to address development costs above appraised value or meet affordability requirements. Development financing is intended to be repaid through home sales and reused for later projects.
MassHousing is accepting proposals from developers for this financing round.
