Providence's City Plan Commission voted Oct. 20 to recommend a zoning change for a proposed six-story, mixed-use building with 35 apartments at 1183 North Main St.

The official meeting recording shows the commission supporting a recommendation to the City Council. The vote does not itself change the zoning.

GBR Properties LLC wants the lot at North Main and Fifth streets added to a zoning overlay intended to encourage denser development near public transportation. An Oct. 20 planning staff report describes a 68-foot building. Current commercial zoning limits height to four stories and 50 feet; the requested overlay allows up to 70 feet. Staff cited the R Line bus service along North Main Street.

The commission also voted to let the applicant defer several plans normally submitted for preliminary review. Staff identified utility, erosion-control, sign, lighting and drainage plans, and said those documents would still be required for administrative review.

The Council petition file, checked Oct. 31, lists a June 18 referral without a subsequent Council action. Six State Signal has requested the written commission recommendation and conditions, along with the next Council hearing or vote.
